Preventive Maintenance

Facilities Management

Have you ever wished you had stepped on the brakes a bit sooner instead of hitting the car in front of you?. Ever wish you could have prevented that cavity by taking better care of your teeth?  Yes.

These concepts should also be applied to taking care of equipments. Preventive maintenance is an important part of Facilities Management.

The goal of a successful preventive maintenance program is to establish consistent practices designed to improve the performance and safety of the equipments and assets.

Current trends in management philosophy such as just-in-time (JIT) and total quality management (TQM) incorporate preventive maintenance as key factors in their success. Preventive maintenance is also seen as a measure of management excellence.

Preventive maintenance is satisfactory operating condition by providing for systematic inspection, detection, and correction of incipient failures either before they occur or before they develop into major defects. Lack of Preventive maintenance can lead to dangerous situations, accidents and health problems.

Aiyan Thiruvalluvar explains about the importance of  Preventive Action/ Maintenance.

Explanation by Scholars:

The prosperity of him who does not timely guard against faults, will perish like straw before fire.

Before coming (Preventive), Timely
காவாதான் = guard against faults
வாழ்க்கை = prosperity or life or asset
எரிமுன்னர் = before fire
Paddy straw
போலக்கெடும் = will perish
